Whether you are moving home, transferring or gifting a property, Hall Ennion & Young are here to help. Here are just some of the reasons to use us:
1. FIXED FEES – We charge a fixed fee so you know your legal costs will not change no matter how complicated your transaction becomes. We believe that our fees reflect the level of service which we provide but are also competitive.
2. NO FAULT, NO FEE – If your property transaction does not proceed through no fault of your own we do not make any charge for our work. This may happen for example if the chain collapses or you have a bad survey report. Where possible we will also try to obtain a refund of any monies spent on searches
3. PROFESSIONAL AND PERSONAL SERVICE- your property transaction will be dealt with by a named legal adviser. This will either be a Solicitor or an experienced Legal Executive who will handle your case throughout the whole transaction. We not operate a call centre and do not believe in voice mail or answerphone (unless you ring our office outside normal working hours). We positively encourage personal contact, we believe this helps in complying with Money Laundering Regulations. We also think it important to “know” our clients.
4. ESTABLISHED LOCAL SOLICITORS –We have had offices in Ely for over 100 years. Although we do other legal work we specialise in residential Conveyancing. We have a great deal of local knowledge and have almost certainly had previous dealings with most of the developments in Ely and the surrounding Villages upon which you are likely to be buying or selling your house. If there are issues relating for example to the boundaries of your property then we can easily arrange a site visit to try and speedily resolve matters.
5. PRACTICAL COMMON SENSE APPROACH –We do not raise un-necessary additional enquiries which, in our experience, usually tend to delay a sale and antagonise your sellers. If problems do arise, we like to try and resolve these in a practical way so as to enable your transaction to proceed as smoothly as possible and without un-necessary stress.
6. GENERAL – Buying a property is likely to be the most expensive purchases you will make. Many people find the process stressful and our aim, as a firm, is to reduce that stress to a minimum as well as dealing with all the necessary legal formalities. We have found, from experience, that most of the stress is often caused by having to deal with firms of solicitors or licensed conveyancers who advertise on the internet and offer cut price Conveyancing. They invariably have no local knowledge, most of the work is usually dealt with by paralegals and they are difficult to contact.
